Spring 2026 has arrived in Western North Carolina — and with it, something we haven’t seen in a while: buyers who are ready to move.

In my last post, I talked about how Asheville’s market has shifted into something more nuanced — still favoring sellers, but only the prepared ones. Spring adds a new layer to that story, and it’s actually encouraging.

The “Comeback Buyers” Are Here

Nationally, 77% of agents are working with buyers who are re-entering the market after previously pausing their search. Zillow, I’m seeing this firsthand in Asheville. These aren’t window shoppers — 80% of agents say their buyers are actively in the market and not waiting for rates to drop further before making a move. Trulia

What’s Happening Locally

Our months of supply have declined from around 7 months last summer — when the market was still sluggish post-Helene — to about 4–5 months today, with new listings expected to climb through May and June. Homes.com: If you’ve been thinking about listing, the window before seller competition ramps up is right now.

Well-priced, move-in-ready homes are still generating strong interest. That hasn’t changed. What has changed is that more motivated buyers are actively looking.

The Bottom Line

This spring isn’t a repeat of the pandemic boom — but it is a real, active market. The sellers who are priced right and presented well are the ones who will come out ahead.
